Adjacent to the Botanical Garden of Innsbruck, Austria on a south-facing plateau overlooking the city of Innsbruck the Bodners have now moved in their recently completed new house. Aging town villas and large trees are characteristic for the neighbourhood around the Botanical garden.

Large glazing elements are cut out of the otherwise monolithically designed solitaire in the least obtrusive manner to give a light and modern expression to the interior. The minimalist facades otherwise show only few, singularly positioned windows placed flush with the rendered façade. The cubic expression is further enhanced by the cut out of the top floor level. The building has been constructed in a single layer block work, which without any further insulation reaches Austria’s low-energy-standard and enables the use of traditional lime render and particularly smooth lime wash. A conglomerate stone of a query near by in the very same quarter has been used for exterior walls in the garden and along the street as a reference to numerous buildings in the rest of the city, where “Höttinger Brecchie” helped constructing houses over many centuries.

With a floor to ceiling height of 3,25 Metres the living floor is level with the Garden. The split in levels of the landscape has been continued through the Ground floor and separates the living room on a higher level to the kitchen and eating area. On the first floor three rooms and a bathroom for the kids are situated around the central extra-wide corridor, that is fully glazed on two opposite sides giving views of the Botanical Garden to the East and to a skyline of the mountain chain to the West. The top level is the parents penthouse profiting from a large roof terrace. The lower ground floor level is connected to the underground garage. The solid timber staircase fixed only on the side to the fair faced concrete wall changes direction on the upper level and takes you on a path through the house leading to the top floor roof terrace.
