The aim of the project is principally to reflect and investigate the approach to a design and town planning theme in a rapidly developing area as the city of Kalmar, trying to support its needs in terms of infratsructures, housing, lifestyle, nature. The idea behind the reSEAlience project is the creation of a new and innovative district with a residential model based on the concept of a plot as a minimum unit. The combination with the natural world and a vibrant social and economic life give a strong identity to the community as a place where people can live, work and spend their free time, surrounded by sea and nature. We don’t propose a fixed masterplan but a resilient strategy of development that can take advantage of all the changes that can happen in the Rinkabiholm district. The raising of the sea level can also become an opportunity for some inhabitants to live in the sea. The project has the ambition to redefine the E22 as a new polarity for Rinkabiholm and it’s able to connect different parts of the city and the city itself with the sea and with Kalmar. A new unified neighborhood, urban and rural at the same time.

URBAN ORGANIZATION The area consists of a low intensity built up fabric, characterized by a network of private plots, arranged and distributed in rows close to streets and cycling paths. These rows create green corridors, wetlands and pedestrian areas able conferring to the project an ecological and strong identity.

PUBLIC All the public functions as the school have been placed in the area close to E22 and to public transports as catalyst of development and urban identity.

The position of the Sport Hall is strategic and creates a new polarity for Rinkabiholm. The Sport Hall becomes a square thinked as a BIG DECK containing functions: it guests shops, a cafe and a restaurant, with a view on wetlands and, in the future, a promenade along the sea. The marina has be placed in the area closest to E22 in continuity with the new BIG DECK. It takes advantage of the raising of the sea level creating a system that can work as a whole. Recreation activities along the cycling paths interact with the luxuriant nature of the area making it accessible and more attractive for its inhabitants and turists. The plinth, added at the typology of the detached house, can become space for commerce, work, or other not determined activities, animating the pubblic space and creating a post-rural mix made by living, working, commerce, vegetable gardens, nature and water bassins that works as ecological purifiers.

PLOT DIMENSION THE PLOT AS URBAN STRUCTURE The plot is conceived as a minimum unit in which the transformations of the society and the different ways of life can take place. Starting from the model of the family house, in this new minumum unit, it is introduced a new hybrid, a new model of living, able to keep some of the original qualities and at the same time offer overlapping activities, interactions between properties and uses.

USERS THE SPONTANEOUS PROJECT The urban tranformation has to be considered as opportunities and not as rules. They help to create a scenario of variability in time and space, ensuring complexity of activities and relationships at every stage. “This is not a new strategy but the invention of thousands of owners who constantly change their small part of urban space, the story of a development largely entrusted to the individual” (Mirko Zardini, The DenseCity)

BOUNDARY The boundary becomes an important element of the individual unit. It borders the pathwalk and marks the transition from public to private, helping to create the atmosphere of the outdoor spaces more or less private.

IN / The spaces can be widely customized. The final scenario is mainly determined by change and spontaneity of the built environment. OUT / The elements that caharacterize the building environment propose also a strong attention to outdoor spaces. The scenario is an alternation between different green spaces, characterized by greenhouses, gardens, car parks and landmarks.

EVOLUTION / The plot is a laboratory of experimentations and urban changes, capable to create a new settlement with different uses and users, full of different forms of organization of private space and urban space.

COMBINATIONS / The evolution of the plot is streectly connected with a large number of variables, like the changes of ownership, the introduction of new business activities, the mix between the various factors in play.
