International Competition in two phases - 2nd prize

The project deals with the New Residential Complex with the associated facilities for the accommodation of the Companys expatriate staff with or without families in Atyrau City. The total area for the Complex is 175.346,87 sq meters wide and located in the North-Western area of Atyrau City. The total occupancy of the Residential Complex is 300 housing units with facilities to be carried out in two phases. The design programme includes 150 Town Houses (100 for phase 1 + 50 for phase 2), 150 Apartments (100 for phase 1 + 50 for phase 2), 1 Villa for the Managing Director (phase 1), 2 VIP Villas (phase 1), 1 Clubhouse (phase 1), Parking areas, Minibus stops, and auxiliary buildings for complementary services: Control Guardhouse, Waste collection, Technical rooms/buildings. In each phase of the preliminary planning process, the design works towards a single purpose: successfully introducing a human intervention into a natural environment characterized by extreme weather and landscape conditions, trying to exalt the its beauty through the creation of a new, built, that is humanized, landscape, and furthermore, providing this settlements with the necessary living conditions and ideal atmosphere for living. Taking into account the established programme the result of studies on the organization of the complex, the design process proceeded according to the following principles.

-The specification of the areas to be destined to the two construction phases. According to the brief, the second phase is located in order to be conducted without any disturbance to the occupants and operation of the previously completed phase 1 area. These requirements for phasing the complex construction lead the design to locate the second phase area in the right northern corner of the site. The first phase area occupies the western side of the site.

-Centralize the area destined to the additional facilities with the Clubhouse so that this single area would form the centre of the entire community. Creating, in an area adjacent to the complex centre, a services centre, with a parking lot, laundry, storages and various services.

-Group the residential units, in their typological differences, in detached residential areas near and around the central area, clearly separated from each other by strips of public areas.

-Locate the residential accommodations in quantities according to the requirements of the brief: 50 town houses and 50 apartments, in their different typologies, organized in the second phase area.

-Locate the villas area in a separated and isolated site within the urban lot compared to the other houses present in the site to guarantee a certain privacy, with rich spaces and pertinences.

-Take into account the quite flat topography and the geological characteristics of the area, the general natural environment and its relationship to the new settlement, the existing services (the Training Centre) and the future New Offices Complex, and the infrastructures to be provided.
