The architectonic idea of the competition entry is based on a desire to fully utilize the advantages and attractiveness of the site. At the same time we take into account the development plans for neighboring building plots. However, the dynamic form of the site and close proximity to water are the main factors that determine the composition of volumes.

• To strengthen the dynamic of the site by using stretched forms and projective volumes that hang over ground and partially over water;

• For arrangement of the composition of volumes to consider the views to and from both directions of the canals as well as streets;

• By placing parking-lots on the first floor level to isolate city noises and pollution and to protect walkways and recreational area near the water;

• To strengthen the architectonic qualities of the building by dividing its volumes, by sculpturing the image of the building, by exposing the relativity of space and form that emerges from different viewpoints; • To create environmentally and landscape friendly as well as emotionally powerful architecture that could be enjoyed both from outside and inside. The designed object consists of 6 separate volumes that are joined together on the first floor level.

The first floor contains parking-lots for 124 cars and a public area with coffee-houses and boutiques. The stairs and comfortable covering of the first floor allow easy access to apartments, offices and another public area with an exhibition hall located above. There is also a paved square and walkways with a decorative basin and a fountain in the centre. Walkways are outfitted with small benches and flowerpots. Some parts of the first floor level are designed as decorative greeneries.

Over ground most of the volumes are connected. There are 2 apartment blocs, 2 office blocs, and a bloc for hotels and conference halls. The second floor contains a public area with coffee-houses, boutiques, and an exhibition hall, while the third and the rest of the floors are designed according to their functions.

Landscaping of the territory emphasizes the south side of the land plot. It is in an immediate proximity to water and will be mainly used for recreational purposes. There is a space for coffee-houses near the canal and a pier is to be constructed. Canal side will be illuminated and greened.
