The Project stems from the directional lines of the Site. Dividing in 4 different segments the entire area have been created 4 volumes with different functions. The building has 7 floors + 4 underground levels of parking space. A steel grid overgoes the volumes creating an In and an Out. This grid is used also for the light regulation specially in summer days. This allows to the solar rays to not to overheat the facade and the inner spaces.

The building is made of bricks. This material gives the solidity that we and the Benetton want to comunicate. The brick moreover is a very suitable material also for Sustainability and is easily found and produced in Iran.

The 4 volumes have different functions. The second volume from west is the distributional core. That space works as Entrance and for all the vertical and horizontal distribution. This volume is dealed in a different way from the others. Glass and steel are the main materials

The division of the functions changes in a vertical way as the Object of the contest says. In the project we present ths subdivision of the functions are done as follow: _ Ground Floor. Space of shops. There are three different shops with different sizes. All of them are duplex and they develop a second area in the 1st Floor. - Shop One : 730 sqm - Shop Two : 726 sqm - Shop Three : 512 sqm Our team wanted to keep the shop as closed as possible from outside but give the interest to users and customers.

From the 3rd to the 6th floor takes place the Directional Area. Offices for management are placed in the first volume on west side of the site, with conferences rooms locate in the corner of the avenue. In the other two volumes take place the Office Area with a wide zenithal hole that gives light to the working spaces.

In the last Floor, the 7th, are placed 5 different Flats. All them have a wide green terrace on a contigous roof.

The different disposition and size of the volumes allow the building to FUNCTIONALITY, ADAPTABILITY and FLEXIBILITY.
