This contract is for Architectural Design Services from Outline Planning Permission to RIBA stage L in relation to 3 phases of construction work included in the Abbey Area Regeneration Project. It is to be assumed that the construction work will be carried out using Design and. Build Construction Contracts, subject to the relevant approvals. The estimated value and program dates for the construction work are as follows: — Phase 1: 29 500 000 GBP. SOS 4th Quarter 2013, — Phase 2: 3 000 000 GBP SOS 3rd Quarter 2014, — Phase 3: 21 000 000 GBP SOS 1st Quarter 2016. Abbey Area Regeneration site includes the Abbey Co-op Estate, Belsize Road Car Park, Belsize Priory Health Centre and Abbey Community Centre. Abbey Co-op Estate consists of two mid 1970’s 20-storey tower blocks (Snowman and Casterbridge), a five story block (Hinstock) and a seven story block (Emminster) and comprises 284 Homes in total, of which 74 are intended for demolition. Belsize Road car park is a multi-storey car park connected to the estate by pedestrian bridges. The health centre sits on a podium between Emminster and Hinstock, the Community Centre is a detached building at the Western boundary of the estate. The site is bounded to the south by the West Coast- Euston Mainline – there is a footbridge crossing the lines connecting the car park building to further residences (Abbey Estate) to the South that will be demolished in advance under separate contract. Outline Planning Proposals have been submitted for the scheme (2012/0096/P) with a decision expected end March 2012. The proposal for the site is: Outline planning application (with all matters reserved except for access and layout) for alterations to and demolition of existing buildings, site clearance and ground works and redevelopment to provide up to 299 residential units, up to 1,300sqm (GEA) retail floorsapce (Use Class A1-A5), up to 1,000sqm business floorspace (Use Class B1), up to 2,250 sqm community floorspace (Use Class D1), up.
